Would it give you more time with our family? Would you be able to negotiate a better price? The buyer's professional agent does a lot more than find a property to earn their commission:

Pre-qualification

You need to determine your buying power. Buyer power is defined by your financial reserves plus your borrowing capacity. This keeps your search goals realistic. Given information about our available savings, income and current debt, a real estate professional can refer you to the best-qualified lenders to help you.

Selecting The Right Property
  • Target your searching. There are thousands of properties for sale. A real estate agent can help you focus on the ones that meet your budget and requirements.
  • Knowing where to look. Sometimes the home you are seeking is available but not publicly advertised. Realtors have many resources to assist you.
  • Being objective. Only you can make the final decision of the right property. A real estate professional can provide objective information about each home (neighborhood data, utilities, schools, zoning, etc.) so your decision is well informed, considering today and a future resale.

Negotiating

Negotiating concerns much more than just agreeing to a fair price. Some of these other issues might be:
  • Terms and Financing.
  • Date and Possession.
  • The inclusion/exclusion of repairs or furnishings and distribution of incidental costs.
  • Time for inspections before you are bound to complete the purchase. A real estate professional can advise you to which inspections are required or recommended.

The Buyer generally pays :
  • ½ Owners title insurance
  • Lenders title insurance
  • ½ Escrow fee's

  • Notary fee's if applicable
  • Property tax proration
    (From date of acquisition)

  • Special delivery/courier fees
  • ½ document preparation fees
  • ½ document recording fees
  • Inspection fees according to contract (Termite, roof, property, etc. section 2 repairs)
  • Matter of record against the buyer (Tax liens, judgements, etc.)
  • Other prorations (rent, water, etc.)
  • Fire insurance premium for first year.
  • ½ water test
  • ½ sewer test
  • ½ Natural hazard disclosures
The Seller generally pays :
  • ½ Owners title insurance
  • Real estate commissions
  • ½ Escrow fee's
  • County transfer tax ($1.10 per 1,000 of sales price)
  • Notary fee's if applicable
  • Property tax proration
    (To date of acquisition)

  • Special delivery/courier fees
  • ½ document preparation fees
  • ½ document recording fees
  • Work/ repairs according to contract (Termite, roof, property, section 1 repairs, etc.)
  • Matter of record against the property/seller (loans, tax liens, etc.)
  • Other prorations (rent, water, etc.)
  • ½ water test
  • ½ sewer test
  • Sewer repairs
  • ½ Natural hazard disclosures
